Residential Building Boom Hits Aventura

Aventura and North Miami are in the midst of a multi-billion-dollar transformation, featuring new housing developments, schools, retail, transit and more.

Aventura, where the median single-family home price jumped 25% from $990,000 in 2022 to $1.237 million in the first quarter of 2023, according to a market report from ONE Sotheby’s International Realty.

Aventura’s population has steadily increased since 1990, when it was about 15,000. It grew to 25,000 by 2000, 35,000 in 2010, and today roughly 40,000 people call Aventura home. North Miami’s population jumped from about 50,000 to nearly 60,000 during the 1990s, and it has remained steady since then.

The same is true just south in North Miami, which has seen a more than 400% increase in residential units from 2019 to 2022, with more on the way, plus seven new schools and a boost to its local commerce. Nearly 20% of the area’s nearly 2,300 businesses opened since the start of 2022.

Now, developers are working to capitalize on the region’s growth with a series of housing developments new to the market, in construction or in the planning stages.

One of the largest is the 184-acre SoLé Mia community, led by Jackie Soffer’s Turnberry Development and Richard LeFrak’s LeFrak Organization. The developers have plans for thousands of residential units, 1.5 million square feet of retail and commercial space and a 10-acre University of Miami UHealth Medical Center, scheduled to open in 2025. The residential offerings will include the 33-story ONE Park Tower by Turnberry overlooking South Florida’s first seven-acre swimmable lagoon.

North Miami developments in the works include:

  • Aliro Luxury Apartments, 1820 NE 142nd St., approved to add 519 additional residential units and a parking garage.
  • Allure of North Miami, 1810 NE 146 St., approved to build a two-acre apartment complex with 360 units and a percentage of affordable housing options.
  • La Maison, 1850 NE 123rd St., approved to develop 297 residential rental units and 18,500 square feet of retail and restaurant space.
  • NoMi Square, 13855 NW 17 Ave., approved to build a seven-story development with 338 units and a public park.
  • North Miami Condos, 840 NE 130th St., approved to build a six-story, 67-unit luxury residential project with green building design and transit components.
  • Oleta, NE 151st St. & NE 20th Ave., approved for four residential towers with nearly 20,000 square feet of commercial and restaurant space.

Aventura is witnessing a wave of building and infrastructure improvements as well. The projects will upgrade Aventura Mall, add the new Brightline train station, bring on a new Hyatt House Hotel and introduce several new restaurants, retai shops and luxury residences.

Some residents there have expressed concerns about proposed changes to the land development regulations in the city’s master plan. They cite the potential for increased traffic and an influx of high-rise buildings along the beach. Last month, a petition launched seeking to “stop excessive development in Aventura,” and it has collected more than 1,400 signatures.

How that might affect the future of development in the area is still unclear, but there’s no denying Aventura and North Miami are booming.

Developer Proposes 12-Story Building Near Future Brightline Station In Aventura

CapStack Partners has proposed a 12-story apartment building near the future Brightline passenger rail station in Aventura.

The developer, with offices in New York and Boca Raton, filed a pre-application with Miami-Dade County officials for the 0.39-acre site at 19218 W. Dixie Highway in the Ojus neighborhood just west of Aventura. It was acquired for $3 million in late 2020 by CSP 19218 LLC, managed by CapStack CEO David Blatt.

The site currently has an auto repair shop, which would be demolished to make way for the apartments.

The site plan shows 67 apartments, 2,800 squre feet of retail and 70 parking spaces. There would be an amenity deck on the roof with a pool, a covered terrace with a fire pit, and 2,940 square feet for the fitness center and lounge.

Units would range from 729 to 1,178 square feet. There would be 39 one-bedroom units and 28 two-bedroom units.

Aventura Mall And The Design District In Miami Are Flourishing Post-Pandemic

The first phase of retail reopenings following the coronavirus crisis in Miami-Dade County began on May 20, earlier than some other large American cities. Malls such as Aventura, and shopping neighborhoods like the Miami Design District continued to evolve with new store construction and expansions, which got a boost from Miami’s economy and new transplants who relocated there at the height of the pandemic.

“We’ve been actively signing leases and opening new tenants throughout the whole Covid-19 period,” said Jackie Soffer, co-chairman and CEO of Turnberry, which owns Aventura. “We have a lot of new stores, about 30 or so, some local, and some national. We’re different – I kind of like to treat the property as a town center. We’re a big part of the community.”

Gucci is expanding by adding men’s, and Ferragamo and Rolex are under construction, Soffer said. Mayor’s is opening a Bulgari boutique. Hermes is under construction, with a new store opening in September, and Balenciaga has signed a lease.

Soffer has been commissioning art for the shopping center for more than a decade and travels in an art world orbit with her husband, Craig Robins, who spearheaded the development of the Miami Design District. He’s the owner and principal of Miami Design District Associates, a partnership between Robins’ company, Dacra, and L Real Estate. He shows artists such as Louise Bourgeois and Gary Hume, while Aventura has a fountain created by the Haas Brothers and a giant experiential slide that’s a work of art by Carsten Holler.

During the pandemic, the 2.7 million-square-foot Aventura, pivoted with more restaurant seating outdoors. Its indoor farmer’s market moved outside with a drive-through format that helped local vendors to stay in business. Recently, Aventura expanded the market’s indoor footprint to feature more than 80 vendors every weekend. With temperatures rising, the market continues to expand with a goal of 100-plus vendors as visitors escape the heat inside the air-conditioned mall.

Aventura continues to evolve with the addition of chef-driven restaurants such as Michael Mina’s Estiatorio Ornos, Juan Chipoco’s Pollos & Jarras, and Guy Fieri’s Chicken Guy! The Sugar Factory is set to open this summer and many of the more than 40 restaurants and Treats Food Hall are offering both indoor and outdoor seating.

The Design District is expanding on several fronts. In addition to the new stores and restaurants, Robins said a Class A office, club and hotel are part of the plan.

The 1 million-square-foot Design District had serious protocols in place during the pandemic. Robins estimated that stores do sales per square foot in the $2,000 range, adding that the area is attracting much younger customers than ever before. Sales during the pandemic were up 20% to 30%, and are now ahead 95%, he said.

A Wynwood Tri-Rail Station? Brightline’s Aventura Station Gives Idea A Second Wind

After Miami-Dade’s decision to build a new Brightline express train station in Aventura, Wynwood business owners and some local transit officials have begun circulating a new proposal for a long-discussed Tri-Rail station in the fast-blooming neighborhood.

Members of the Wynwood Business Improvement District, led by local property owner Bill Rammos, say the station would relieve increasing traffic congestion and offer an additional transit option as the once blighted area continues to morph into a shopping and tourist magnet.

“In the last five years, the 27th Street artery between Wynwood and Edgewater has become a major artery, especially for micromobility, like scooters and bikes,” Rammos said. “And not just for local residents that work here, but also for a lot of tourists.

“So It’s now becoming clearer to me that it would be a great location for a train station.”

A new set of drawings commissioned by Rammos would see the trains landing on Florida East Coast-owned tracks at a station between Northwest 25th and 27th streets. Rammos is among the largest property owners along that site.

Currently, public transit options to Wynwood are limited to buses and trolleys. Parking on a Saturday night costs as much as $4.73 an hour.

Some Wynwood BID members and other civic leaders argue the county’s decision to finance the Aventura Brightline station for $76 million raises the question of whether the county would join any effort to expand Tri-Rail services along Coastal Link.

A station in Wynwood, Midtown, Edgewater or the Design District has been proposed for years. It received a new push last year as a “demonstration station” project for the area was floated. However, that idea has been delayed.

At a Miami Transportation Planning Organization meeting last week, officials said they’d be willing to forego the demonstration project entirely in favor of a permanent station.

The proposal remains preliminary, said Steven Abrams, director of the South Florida Regional Transportation Authority, the organization that runs Tri-Rail. Abrams said a funding scheme has been proposed; the sources, which include the Florida Department of Transportation, Miami-Dade County, the city of Miami, and the Miami Parking Authority — are still meeting to come up with a final plan of action.

Alice Bravo, Miami-Dade County’s transit director, said Tri-Rail must nail down further details about the station.

“Tri-Rail has the lead on this,” she said in a phone interview.

And it would be Florida East Coast Railway — the Brightline sister company that operates the freight tracks along which Tri-Rail would run — that would have final say over the project. The deal between Virgin and Tri-Rail that will eventually get the latter into MiamiCentral also allows for another station somewhere between 71st Street and downtown, on two conditions: that the other station not obstruct Virgin trains and that Tri-Rail pays for any improvements needed to minimize obstruction.

An FEC representative could not immediately be reached by phone.

Rammos’ Wynwood allies include Carlos Rosso of Related Group, which recently completed the Wywnood 25 luxury apartment complex, and has another development, Wynwood 26, nearing completion.

“All the pedestrian traffic is coming to Wynwood,” Rosso said. “So it makes more sense.”

They also include Gary Nader, an art dealer who owns a gallery near the proposed station.

“It would be a lot of acres around that area,” he said. “We need to work together to do a nice project. It’s going to be very interesting.”
