Calta Completes Allapattah Assemblage Slated For Mixed-Use Project

Calta Group purchased a 0.3-acre office property in Allapattah that completes an assemblage for Revv at the River District, a planned mixed-use project featuring workforce housing.

The Coral Gables-based developer is in the midst of a $47.2 million buying binge in Allapattah with plans to build four new projects. The firm’s latest acquisition, a $7.2 million purchase of a seven-story building at 1469 Northwest 13th Terrace, will be coupled with another 0.7-acre adjacent site for Calta’s first planned project.

Miami-based Benworth Capital provided Calta with a $9.4 million cross-collateralized loan for the acquisition, records and Vizzda show.

The property’s seller, an entity controlled by Miami-based Alisa Capital managing partner Arturo Siso, paid $5.9 million in 2012.

New Class A Office Planned For South Beach

An approved plan calls for the construction of a new Class A office building in South Beach by premium real estate developer Shvo.

The Miami Beach Planning Board unanimously approved the construction of One Soundscape Park on January 30, according to Michael Shvo, CEO and Chairman of the real estate development company. Located at 1665-1667 Washington Ave., this five-story Class A office building spans 62,500 square feet and is situated across from both SoundScape Park and the New World Symphony.

According to a press release, the project would be the first office structure built by Peter Marino Architect, a 160-person architecture business based in New York that Marino started in 1978. The building will have a roof terrace, on-site valet parking, and a private porte-cochere entrance with vertical gardens. It will be co-designed by Miami-based firm Kobi Karp Architects.

Developer Proposes 120K SF Office With Studio Apartments In Aventura

Privé Group is planning to build 120K SF of office space in the Ojus neighborhood near the Aventura Mall.

The Aventura-based investment and development firm filed a pre-application on Wednesday seeking approval from the county to build an 11-story office building and a small residential building connected by a seven-story parking garage at 18802 and 18820 W. Dixie Highway.

The Arquitectonica-designed development is called Aventura Office Center in a site plan for the three structures submitted with the application. The office building includes 4,400 SF of ground-floor commercial space and a rooftop terrace with landscape architecture from the Miami office of Enea, which is headquartered in Switzerland.

The office would front Dixie Highway with a two-story residential building set in the rear of the 1.32-acre site behind the parking garage. Privé is planning 12 studio units at the building sized at around 380 SF each.

Floor plates at the office building would span around 14K SF, with elevators, staircases and bathrooms in the core of the building.

The proposal is an update to plans submitted more than six years ago called Aventura Square. A local community council approved plans in June 2017 for Privé to build 94K SF of office condos, 5,700 SF of retail and 340 parking spaces on the site, the South Florida Business Journal reported. The council also approved up to 12 apartments at the property.

The original plans called for an eight-story building, but zoning rules have since been modified to allow buildings up to 12 and 15 stories in the Ojus District, allowing Privé to submit its 11-story plan, according to the letter of intent submitted by Vazquez with the application.

Developers Secure $47M For Rare South Of Fifth Office Building In Miami Beach

Real estate firms Sumaida + Khurana and Bizzi + Bilgili have secured $47.25 million in construction financing for The Fifth Miami Beach.

The five-story project designed by Spanish architect Alberto Campo Baeza is the first office development to be built in Miami Beach’s swanky South of Fifth neighborhood in decades. It will be Campo Baeza’s first Miami project and first commercial building in the United States.

Shvo Secures Approval For The Alton In Miami Beach

Final approval was obtained by Michael Shvo for his mixed-use project in Miami Beach, which was created by the renowned architect Norman Foster.

The Alton, a six-story building, will have five luxury apartments, 17,000 square feet of ground-floor retail space, and 170,000 square feet of rentable office space. It’s unknown if the residential buildings will be rentals or condominiums.

This Monday, the Miami Beach Design Review Board unanimously approved the construction, after the city’s Planning Board’s approval three months earlier. Foster + Partners, the company that Foster started in 1967, is designing the complex, and Kobi Karp will be the local architect for it.

Construction is expected to begin next year.

Wynwood BID Recertified For An Additional 10 Years

Property owners in the decade old Wynwood BID recently voted resoundingly to approve its continuation for a second 10 years, through 2033.

The largest one-of-its-kind in Florida, the BID covers a 50-city-block neighborhood that has experienced an exciting transformation, taking it from an abandoned industrial zone to a bustling arts and nightlife destination.

More recently, Wynwood has become a desirable location for new office and residential developments, and now, major new hotels from the world-renowned Arlo brand and the soon-to-be-launched Moxy by Marriott. The approximately 400-plus property owners within the Wynwood BID’s boundaries signed affidavits supporting its renewal, with about 60 percent voting in favor. The final step was when the City of Miami Commission and Mayor Francis Suarez officially voted to approve the continuation of the BID at their Oct. 26 meeting.

“This recertification is a victory for our neighborhood, our residents, our businesses and our visitors,” said Manny Gonzalez, long-time executive director of the Wynwood Business Improvement District. “Our goal is to have another successful decade of embracing change like urban planning and landscape design while also working to maintain Wynwood’s place as an appealing cultural destination and creative center.”

During the past decade, Wynwood has experienced an exponential increase in visitors, with the number rising from 240,000 in 2013 to a staggering 15 million annually in 2023. Today, Wynwood supports 5,000 new jobs and generates more than 20 percent of the City of Miami’s parking transactions.

In partnership with the City of Miami Planning Department and Plusurbia, the Wynwood BID developed Miami’s first Neighborhood Revitalization District (NRD) plan to maintain the neighborhood’s distinctive street art and industrial feel, while encouraging a 24-hour community for live, work and play lifestyles. The BID has accomplished significant successes through its partnership with the City of Miami Police Department, resulting in a 60 percent reduction in crime. Additionally, the BID has made a substantial contribution of $3.5 million towards Wynwood Works, a program aimed at developing 5,000 micro units of affordable housing, and invested $1 million towards office development in the area.

The BID has also created a Clean Team to remove trash and debris daily to maintain a clean and attractive neighborhood. These notable achievements have garnered national recognition for the BID in the past decade, with awards such as being one of the greatest neighborhoods in America and being recognized for its Economic Development Planning by the American Planning Association (APA)

In the arts, Wynwood continues to thrive and be the home of the iconic Wynwood Walls, Museum of Graffiti, Margulies Collection, Mana Wynwood, Gary Nader Art Centre, recently opened Paradox Museum, and many more.

The neighborhood remains a center for over 3,000 units of unique retail, restaurant and nightlife businesses, including Zak the Baker, Oasis Wynwood, 1-800-Lucky, Gramps and UNKNWN. Annual special events such as Miami Art Week, Miami Music Week and Wynwood Pride fill the community with pedestrian traffic and excitement.

Securities Exchange Company Takes 38,000 Square Feet In Wynwood

A freshly constructed Class A office complex in Wynwood will be occupied by a securities exchange company headquartered in Miami.

A recent office report from the brokerage Avison Young states that MIAX, commonly known as Miami International Securities Exchange, has closed on a 38,409-square-foot lease at 545 N.W. 26th St. at 545wyn.

MIAX is a global exchange for equities, equity options, and commodities.

An affiliate of Miami International Holdings, M7 Holdings, recently acquired the cryptocurrency derivatives platform LedgerX from a bankrupt FTX, founded by now convicted felon Sam Bankman-Fried, for $50 million.

Miami International Holdings also announced on October 17 that it plans to introduce MIAX Sapphire, a fourth options exchange platform headquartered in Miami. Miami International Holdings claimed in a release that MIAX Sapphire is anticipated to launch in the second quarter of 2024, “followed by the opening of a physical trading floor in Miami, Florida in the second half of 2024,” pending permission by the Federal Securities and Exchange Commission. It was not disclosed where that trade floor was located.

Sony Music Coming To Wynwood

Sony Music has signed the largest office lease in Wynwood so far this year, proving creatives want to partake in the renaissance there.

Sony will join other creative companies including TikTok, Spotify and Live Nation.

Sony Music, known formally as Sony Music Entertainment, is going to take 45,000 square feet over two floors in the 10-story office building 545 Wyn at 545 NW 26 St., according to multiple sources familiar with the deal. The company is expected to move in by summer 2024.

Sony intends to consolidate a few offices around South Florida into that one building in Wynwood.

Blanca Commercial Real Estate handles commercial leasing activity at the 545 Wyn office building, and Newmark executive managing directors Lance Benson and Maury Gentile represented Sony Music in its lease deal.

Miami Beach To Consider Mixed-Use Development Deal For City Land

On the city parking lot next door, the owner of Miami Beach’s Washington Park Hotel has proposed to create a mixed-use project.

On October 18, the City Commission will consider how to move forward with WPH Properties LLC‘s offer for the 14,694-square-foot parking lot at 1000 Washington Ave. It may decide to suggest that municipal employees make a contract, look for additional bids, or decide not to proceed with any proposal at all.

For $43.75 million, WPH Properties purchased the nearby Washington Park Hotel in the beginning of 2021. The business made the city an unsolicited bid for the parking lot later that year. The preliminary terms of a development agreement have been considered by city employees.

The developer wants to pay $2 million over the first three years, as well as $470,000 annually with a 2% annual increase, to lease the lot from the city for 99 years. The property was evaluated for $8.8 million, according to the city.

WPH Properties presented their ideas for a seven-story structure that would house 1,75 parking spaces, including one level of underground parking, 4,065 square feet of commercial space on the ground floor, and 33,640 square feet of office space. On the roof would be an amenity deck with a pool.

The term sheet does state that, contingent upon the developer’s choice of business plan, the middle three stories of office space—roughly 25,000 square feet—might be substituted with workforce housing apartments. Still, the applicant wants to keep the office space on the top floor regardless.

Biophlic South Beach Office Building Designed By Norman Foster Approved By Board

Miami Beach’s Planning Board voted unanimously to approve developer Shvo’s proposed Alton Road office project in South Beach.

Pritzker Laureate Lord Norman Foster and the team at Foster + Partners is designing the project with a biophilic design, inspired by Florida’s climate and vegetation. Kobi Karp Architects is working along with Foster on the design.

The project is known as The Alton. It is planned to rise six stories, and include:

  • 170,000 rentable square-feet of Class A office space
  • 17,000 square-feet of ground floor retail
  • five luxury residences

The next step is a Design Review Board hearing in October. If approved, construction of The Alton is expected to commence early 2024.
