Four Projects Coming Soon To Wynwood

The evolution of the Wynwood Arts District in Miami continues with new condos, hotels, office, and retail buildings replacing the old graffiti-decorated warehouses that once served as artist workshops, galleries, and factories.

According to the Wynwood Business Improvement District, four projects are slated to break ground near North Miami Avenue within the next few years.

In late 2023, Rilea Group, a real estate development company based in Brickell, intends to start building The Mohawk Wynwood, a 12-story mixed-use building with 225 apartments, 22,000 square feet of ground floor retail, and 3,500 square feet of offices. The project includes a roof top pool deck, a dog park, a two-level gym, and a residents’ lounge.

The Mohawk Wynwood will be built on a 1.5-acre site at 56 N.E. 29th St. that the Rilea Group bought from Lombardi Properties for $22 million in June 2021. It is planned to be completed by late 2024 or early 2025, the Wynwood BID stated.

Another project by the Rilea Group, The Rider Wynwood will be a 12-story, 131-unit building with 6,000 square feet of retail, a rooftop deck pool, a dog park, a resident’s lounge, and a state-of-the-art gym.

According to the Wynwood BID, the project, which may be used as a short-term rental property, is expected to break ground in late 2023. It will be built on a 1.5-acre property at 94 N.E. 29th St. that the Rilea Group acquired for $12.21 million in October 2021.

L&L Holding and Oak Row Equities, a pair of real estate development firms with roots in New York, intend to build about 266,000 square feet of offices, 509 apartment units, about 26,000 square feet of retail, and a 25,000-square-foot outdoor public plaza at 95 N.W. 29th St.

L&L and Oak Row Equities (formerly known as Carpe Real Estate Partners) invested $53 million assembling the 2.85-acre site where Wynwood Plaza will be built.

The Related Group in Miami has teamed up with hotelier Sydell Group and New York-based TriStar Capital to build NoMad Residences at 280 N.W. 27th St. The project will include 329 short-term rental condos, 18,452 square feet of commercial and about 200 parking spaces.

The Related Group, TriStar Capital, and Lndmrk Development paid $26.5 million for the 1.25-acre site where NoMad will be built in September 2021. The project is expected to break ground early next year and projected to be finished in 2024.

Construction Permits Filed At High-Tech Lynq Wynwood Office Campus

A construction permit application has been submitted to Miami’s Building Department for the Lynq Wynwood office complex (formerly knows as Wyn on 5th).

The developers have previously said the project would be the most high-tech office campus in Miami.

The project consists of a north and south building  across the street from each other, both at 8-stories. The two buildings will have a combined 36,000 square feet of ground floor retail space, and 331,000 square feet of office space. Each building will also have an enclosed parking garage, with 370 spaces in the south garage and 265 spaces in the north garage.

According to a May press release, the developers secured the necessary approvals to proceed with construction of the buildings. The project was reviewed by the Wynwood Design Review Committee and the Urban Design Review Board in February and March.

The full construction permits are in pre-screening with Miami’s Building Department since July 22, meaning that the plan sheets have yet to be filed. The developer is opting to use a private reviewer to expedite the process, the permit shows.

Juneau Construction Company is listed as the contractor.

DERM records show that permits were also filed in late July for drainage wells at both the north and south tower construction sites.

RAL Development and TriStar Capital are the developers. Arquitectonica is the architect.

Tristar Proposes Pair Of Office Buildings In Wynwood

New York developers Tristar Capital and Ral Development Services filed plans for a pair of neighboring office buildings in the Wynwood Arts District neighborhood of Miami.

The Wynwood Design Review Committee will consider plans on Feb. 9 for The Wyn on 5th South and North at 2641 and 2701 N.W. Fifth Ave, respectively. The 1.6 acres of land is owned by Cainstar LLC and Brownstar LLC, both affiliates Tristar and Ral Development. They currently have several two-story commercial buildings that would be demolished.

The developers formed Ral Tricap Wynwood LLC to build this project.

“The development team has assembled a best-in-class design and engineering bench to bring activated, engaging and thoughtful urban planning and architectural design to the site, creating a new arrival point and gateway into the Wynwood neighborhood,” said Spencer Levine, president of Ral Development. “Wyn on 5th will reimagine the work experience and create a transformative way to work in Wynwood.”

Both buildings would rise eight stories with a pedestrian paseo between them and have active roof decks.

The Wyn on 5th South would total 318,325 square feet, with 139,254 square feet of offices, 11,904 square feet of retail, 4,707 square feet of indoor amenities, an 8,532-square-foot outdoor amenity deck on the fourth floor, and 370 parking spaces, including 74 for electric vehicles.

The Wyn on 5th North would measure 260,265 square feet, with 106,414 square feet of offices, 6,961 square feet of retail and 268 parking spaces, including 54 for electric vehicles.

David Edelstein, Related And Partners Plan Resi Project On Former RedSky Property In Wynwood

David Edelstein’s TriStar Capital, Related Group, Alex Karakhanian’s Lndmrk Development and Tricera Capital paid $26.5 million for a development site where they plan to build a residential project.

Chinese firm Seven Valleys, led by real estate moguls Zhang Xin and Pan Shiyi, sold the nearly 1.3-acre property anchored at 2700 Northwest Second Avenue in Miami’s Wynwood neighborhood. Seven Valleys had been the lender for the property, which previously belonged to RedSky Capital and JZ Capital Partners, whose planned developments never came to fruition.

TriStar and its partners plan to build “well over” 300 residential units on the site, Edelstein told The Real Deal. They could break ground in about 10 months, he said. The venture secured a roughly $20 million loan from Comerica Bank.

Edelstein said the market for new development in Wynwood is “on fire” and that there is very little undeveloped land left.

The development site sold at a loss compared to its $31 million sale to RedSky and JZ in 2016. The previous owner, Wynwood pioneer Goldman Properties, had planned a mixed-use development with 72 residences, 68 hotel rooms, about 11,000 square feet of ground floor retail and 47,000 square feet of offices.

In Wynwood, Related, Karakhanian and Tricera are partnering to develop another project, called the Dorsey Wynwood, at 2801 Northwest Third Avenue. They broke ground earlier this year. The project will have more than 300 rental apartments, commercial space, office space and amenities.

TriStar Affiliate Buys Wynwood Property To Start Major Development

An affiliate of New York-based TriStar Capital and New York-based RAL Development Services paid $13 million for a building in Miami’s Wynwood Arts District to set up a major development.

JCR Investments of Boca Raton, managed by Ok Bun Yu in Boca Raton, sold the 31,250-square-foot site at 2701 N.W. Fifth Ave.

The buyer was Brownstar LLC, managed in partnership with RAL and TriStar, a major commercial real estate developer led by and David Edelstein. Dallas-based Comerica Bank provided a $12.1 million mortgage to the buyer.

The property has a 20,239-square-foot building that was constructed in 1963 and recently housed clothing and jewelry retailers.
