Sterling Bay has completed 545wyn, the largest office building in Miami’s Wynwood Arts District.
Wynwood became a trendy office market as old warehouses covered in street art were converted into makeshift professional settings. For this project, Chicago-based Sterling Bay completed the 10-story building as a modern office space with a host of amenities and shared spaces, with plenty of art.
The building has about 270,000 square feet of office space with floor plates ranging from 20,000 to 38,000 square feet and 14-foot ceilings. Each floor has a private terrace. There’s 26,000 square feet of retail on the ground floor, plus a 440-space parking garage. The fifth floor features 25,000 square feet of amenities, including a wellness center, indoor/outdoor collaborative space, conference rooms, an open-air terrace and food and beverage service.
Keeping health in mind amid the pandemic, the developer equipped the building with touchless elevator controls, touchless water fixtures, and advanced air filtration systems.
Place Projects was the local development partner on the project. Gensler was the architect, and John Moriarty & Associates was the general contractor. Artists Mojo and 1010 designed the murals. A third mural will be created on the west façade of the building.
The developer declined to say how much of the building has been leased so far. However, Gensler announced in 2019 that it would be a tenant.
