Define the geography before reading the numbers
For this brief, South Florida means Miami-Dade, Broward, and Palm Beach counties. The U.S. Bureau of Labor Statistics metro table reports the three-county Miami–Fort Lauderdale–West Palm Beach area as one regional series. It does not describe an individual corridor, property, or tenant requirement.
Employment is growing slowly, with different sector directions
The BLS table extracted September 24, 2026 lists preliminary August metro nonfarm employment of 2.967 million jobs, up 0.4% from a year earlier. Education and health services were up 2.1%, professional and business services 0.8%, and leisure and hospitality 1.2%. Financial activities were down 2.7%, while trade, transportation, and utilities were down 0.3%. These are regional employment signals, not office absorption, retail sales, rent, or availability figures.
Cost pressure remains part of the tenant conversation
The August 2026 BLS price release, published September 11, reported Miami-area consumer prices up 3.7% over 12 months. The all-items-less-food-and-energy index rose 3.3%, while energy rose 14.8%. CPI measures a consumer basket; it does not measure a property’s operating expenses or establish a tenant’s costs.
Turn the regional signal into a property decision
Use the public data to ask better questions, not to set asking terms. For a specific asset, review qualified inquiries, tours, proposals, repeated objections, neighboring uses, delivery condition, and a current local competitive set. Separate facts from assumptions, assign each missing fact to a person, and set the next decision date.
General considerations for a property discussion. Property-specific decisions depend on verified information and the relevant professional advice.
