The evidence behind the record.

What we verify, what the records can tell you, and where their limits matter.

What this publication covers

This publication includes eligible recorded deeds that can be matched to supported commercial property-appraiser classifications. It is not a complete census of market sales. The initial two manually reviewed records have been expanded with automatic parcel matching across every retained daily release. Unmatched, residential, restricted and mixed-classification parcel combinations are excluded; a deed can also be a nominal or related-party transfer.

Where the facts come from

Broward County Records, Taxes & Treasury supplies quality-assured Official Records index releases and recorded document images. We match parcel references to Broward County Property Appraiser records for location, use and available area. County recording and property-appraiser data can update on different schedules. FIP Commercial is an independent brokerage; neither source endorses this publication.

Recording is not closing

A recording date is when the instrument entered the official record. A date printed on a deed is shown separately as a deed date when checked. Neither is presented as a verified closing date. County quality assurance introduces a delay, so this is not a real-time transaction ticker.

Consideration and building area

Recorded consideration is the index’s consideration field. Automatic records use the index consideration without claiming an image or tax review. The original editorially reviewed records retain their checked evidence. Nominal transfers, related-party transactions and portfolio allocations can make consideration unsuitable as a comparable market price. We do not assume a transaction is arm’s-length, cash financed, a 1031 exchange or distressed. Appraiser adjusted building area is a tax-roll measure, not independently measured rentable area. We do not calculate price per rentable square foot from it.

Review and corrections

Automatic publication requires an eligible unrestricted deed, exact parcel references, supported commercial use codes, a property location and official source links. Every parcel on a multi-parcel deed must match the same supported use code and city. Each page identifies its verification method. Changed county records remove the older publication until the replacement has been matched; restricted records are withheld. Our private owner research, contact details, litigation queue and brokerage notes are never included in the public feed.

Using this research

These records help frame questions about a location or property type. They do not establish the value of another asset, current availability, FIP’s participation in a past transaction, or an investment recommendation. A valuation discussion requires lease, income, condition, capital expenditure and comparable-transaction review.

Coverage and refresh

The collector checks the rolling county releases hourly. Newly available index records are retained before the county’s ten-day window expires. Images and property evidence are processed selectively. Matched commercial deeds are added automatically. Processing resumes where it left off and retries failed lookups. The directory shows publication coverage, the latest recording day and the exact last successful feed check. A source check is not a new recording day. The private court-notice feed and its owner contacts are separate.
